The Veteran Alliance

Fort Eisenhower -- your orders might still say Fort Gordon, and either name gets you through the gate -- runs on cyber and signals intelligence: Army Cyber Command, the Cyber Center of Excellence, and NSA Georgia's 604,000-square-foot "Sweet Tea" facility sit here, and if you're cleared, this assignment is a legitimate career and spouse-employment win, not just another PCS stop. The short version on where to live: if Columbia County schools matter to you -- and for most families they should -- Evans is the default pick and Grovetown is the same schools for less money, both a reasonable 10-30 minute commute to Gate 1. The number one thing to know: this is one of the largest active military construction zones in the continental U.S. right now, roughly $1.6 billion in Cyber Center of Excellence build-out running through 2028, so expect gate traffic, road closures, and construction noise as background noise to your whole tour. The number one thing to avoid: don't assume on-post housing at Providence Family Homes is automatically the easy button -- Balfour Beatty pleaded guilty to a $65M+ fraud case in Dec 2021 and a Senate subcommittee report in April 2022 found continued problems specifically here at Fort Gordon, so tour in person before you sign, quality genuinely varies by neighborhood and unit.

The Army's Cyber Home

Fort Gordon — renamed Fort Eisenhower in 2023, redesignated back to Fort Gordon in 2025 — is the Army's cyber and signal nerve center: Army Cyber Command, the Cyber Center of Excellence, and the NSA's Georgia Cryptologic Center all sit on the same reservation outside Augusta. If you just got orders here, this page is your first 30 days, sorted.

The Post

Where the Army Fights in Cyberspace

This is the Army's cyber and signal capital. The Cyber Center of Excellence runs the Cyber and Signal schools, Army Cyber Command headquarters the service's cyberspace operations from here, and the post co-locates with the NSA's Georgia Cryptologic Center — a purpose-built signals-intelligence facility on the same reservation. The 15th and 35th Signal Brigades, the 116th and 513th Military Intelligence Brigades, the Air Force's 480th Intelligence, Surveillance and Reconnaissance Wing, and a Navy Information Operations Command detachment all operate on post alongside them.

It's also one of the Army's biggest active construction sites — more than $1.6 billion in military construction underway, the largest program of its kind in the continental U.S., building out the cyber mission through 2028. You're arriving at a post that's still being built, not a finished one.

The name whiplash is real here too: established in 1941 as Fort Gordon, renamed Fort Eisenhower in October 2023 to honor President Dwight D. Eisenhower, then redesignated back to Fort Gordon in June 2025 — this time honoring Medal of Honor recipient Master Sgt. Gary Gordon. Your orders, your lease, and the sign at the gate may not all agree yet on which one they say.

Where You'll Actually Live

Pick Your Zip Code

Four real choices around Augusta — Fort Gordon sits on the southwest side of the metro, so which one wins comes down to gate and commute time.

Grovetown

The Fort Gordon default, and it's not close: this Columbia County town's northern edge sits about two miles from the post's boundary. Population went from roughly 3,600 in 1990 to over 15,500 by 2020 as the base grew around it — newer subdivisions, Columbia County schools on-site, and a heavy retiree-and-active-duty mix.

Commute: Closest on this list — minutes from the north side of post

Augusta

The city itself — Richmond County's historic core along the Savannah River, and the town Augusta National and the Masters made famous every April. Downtown's older, walkable housing stock trades a longer drive for character and by far the region's biggest rental inventory.

Commute: 15–25 min depending on gate and time of day

Martinez

An established, unincorporated Columbia County suburb wedged between Augusta and Evans — tree-lined subdivisions, businesses lining the main roads, and a settled, lower-turnover feel than the fast-growing towns further out.

Commute: 20–30 min to post

Evans

Columbia County's de facto seat — the county government complex sits here — and its fastest-growing family suburb, up nearly 20% between the 2010 and 2020 census. Newer construction and the county's full public school system.

Commute: 20–30 min to post

Your First 30 Days

01
Lock housing before the market moves

Grovetown and Evans rentals move fast every PCS cycle. Decide rent-vs-buy early — a VA loan preapproval costs nothing and strengthens every offer.

02
Start clearance/access paperwork week one

A cyber-and-intel-heavy post means extra installation-access steps beyond standard in-processing for a lot of incoming units. Start it your first week, not your first month.

03
Register for schools by county, not just city

Grovetown sits in Columbia County; Augusta proper is Richmond County. Confirm which district your address falls in before you register — the line runs close to post.

04
Plug into the veteran-business network

Augusta's veteran-owned business community, listed above, is the fastest way to real local intel — contractors, services, and referrals from people who've done this PCS before you.

Where to Actually Live

On-Post Housing

Providence Family Homes, run by Balfour Beatty Communities, is Fort Gordon's privatized family housing -- only around 1,000 homes on post, and that number is expected to shrink further, not grow, so don't plan on getting one just because you asked early. The named villages: Boardman Lake (general officer housing), Maglin Terrace (officers and warrants), Lakeview Terrace (senior NCO and officer), Azalea/McNair/Olive Terrace (all ranks plus retirees), and Pine Tree Terrace (76 new townhomes for junior enlisted -- first homes there were celebrated complete in a joint Balfour Beatty/Fort Gordon event as recently as May 2026, part of a $50M investment, so this is genuinely new construction, not a stale plan). The one thing every family assigned here should know before they tour: Balfour Beatty Communities pleaded guilty to major fraud in December 2021 and paid $65M+ in fines nationally, and a Senate Armed Services Subcommittee report in April 2022 specifically flagged continued failures at Fort Gordon -- that doesn't mean skip on-post housing, it means walk the specific unit yourself, ask current residents in the neighborhood Facebook group what maintenance response has actually looked like recently, and don't take a leasing office's word for it.

The first completed homes here were celebrated in a joint Balfour Beatty/Fort Gordon event as recently as May 2026 -- newer and more current than the raw research doc's "late 2025" completion estimate suggested.

Off-Post Neighborhoods

Real trade-offs, sourced from families who actually live around Fort Gordon — not a real-estate brochure.

Evans

The default answer nearly every Fort Gordon family gives, and for good reason -- Columbia County's gold-standard schools, a 20-30 minute commute to post, and enough restaurants/shopping along Washington Rd that you're not driving into Augusta proper for everyday errands.

Commute
20-30 minutes to Gate 1 (McKenna).
Rent
$1,450-1,900/mo per the research pass -- confirm current listings.
Buy
Mid-$200s to $400s per the research pass -- confirm current listings before an offer.
HOA
Varies by subdivision -- confirm before signing.
Best For
Families prioritizing Columbia County schools who can afford the area's premium over Grovetown.
Known Issues
Popularity means competition for listings during peak PCS season -- move fast on a good one.

Grovetown

The value play -- same Columbia County schools as Evans, a shorter 10-15 minute commute to post, and booming new construction that keeps inventory moving. The pick for families who want Evans-quality schools without Evans-level competition for listings.

Commute
10-15 minutes to Gate 1 -- the shortest commute of the Columbia County towns.
Rent
No exact figure in research pass -- generally more affordable than Evans; confirm current listings.
Buy
No exact figure in research pass -- confirm current listings, new construction is common here.
HOA
New-construction subdivisions carry standard HOA dues -- confirm the specific one.
Best For
Budget-conscious families who still want Columbia County schools and the shortest commute in the county.
Known Issues
Fast growth means services and traffic infrastructure are still catching up in spots.

Martinez

Established and comfortable -- mature trees, an older housing stock than Evans/Grovetown's newer subdivisions, and a 15-25 minute commute. Say it right: "Martin-EHZ," not "Mar-TEE-nez," or the locals will clock you as new before you finish the sentence.

Commute
15-25 minutes to Gate 1.
Rent
No exact figure in research pass -- confirm current listings.
Buy
No exact figure in research pass -- confirm current listings.
HOA
Varies by subdivision -- confirm before signing.
Best For
Families who want an established, tree-lined neighborhood over new-construction shine.
Known Issues
Older housing stock than Evans/Grovetown -- inspect carefully.

Harlem

Rural and genuinely cheaper than the rest of Columbia County, at the cost of the longest commute of the county's towns -- the pick if space and price matter more to you than a short drive to Gate 1.

Commute
25-35 minutes to Gate 1.
Rent
No exact figure in research pass -- generally the most affordable rental stock in Columbia County; confirm current listings.
Buy
No exact figure in research pass -- confirm current listings.
HOA
Varies by property -- confirm before signing.
Best For
Families who want rural space and lower prices and can absorb the longer drive.
Known Issues
Longest commute in Columbia County is the real trade-off.

North Augusta, SC

Across the Savannah River in a different state entirely -- a different tax structure than Georgia and zoned to Aiken County Schools (SC), not any Georgia district. Worth a look specifically if South Carolina's tax picture appeals to you, but budget the cross-state commute and understand you're opting into a different school-enrollment system.

Commute
Cross-river commute to Gate 1 -- confirm current drive time for the specific address; downtown North Augusta is also home to SRP Park.
Rent
No exact figure in research pass -- confirm current listings.
Buy
No exact figure in research pass -- confirm current listings.
HOA
Varies by subdivision -- confirm before signing.
Best For
Families who want South Carolina's tax structure and are comfortable with a cross-river commute.
Known Issues
Different state means a different school-enrollment process and a different tax structure -- don't assume Georgia rules apply.

Augusta / Richmond County

The closest option to post at 15-20 minutes and the most affordable of the major choices -- the trade-off is more variable school quality, though Richmond County's magnet programs (Davidson Fine Arts, A.R. Johnson) are genuinely excellent if your kids test in.

Commute
15-20 minutes to Gate 1 -- the shortest off-post commute available.
Rent
No exact figure in research pass -- generally the most affordable rental stock among the major options; confirm current listings.
Buy
No exact figure in research pass -- confirm current listings.
HOA
Varies by neighborhood -- confirm before signing.
Best For
Budget-first families who want the shortest commute and are willing to research schools street-by-street.
Known Issues
Richmond County School System is more variable overall than Columbia County -- check the specific zoned school, not just the county's general reputation.

Hephzibah

Rural south Richmond County -- a quieter, lower-cost option for families who want more land and don't need to be close to downtown Augusta.

Commute
Confirm current drive time to Gate 1 for the specific address -- south of the city core.
Rent
No exact figure in research pass -- confirm current listings.
Buy
No exact figure in research pass -- confirm current listings.
HOA
Varies by property -- confirm before signing.
Best For
Families who want rural space in Richmond County and don't mind driving for errands.
Known Issues
Rural means fewer nearby services -- plan for longer drives to shopping and errands.

Aiken, SC

Horse-country charm and a genuine change of pace from the rest of this list, at the cost of the longest commute -- worth it specifically for families drawn to Aiken's equestrian culture and small-town feel.

Commute
35-45 minutes to Gate 1 -- the longest commute on this list.
Rent
No exact figure in research pass -- confirm current listings.
Buy
No exact figure in research pass -- confirm current listings.
HOA
Varies by subdivision -- confirm before signing.
Best For
Families who want Aiken's horse-country character and can absorb the drive (or work a flexible schedule).
Known Issues
Commute length is the entire trade-off -- not a realistic daily commute for every schedule.
Don't Get Scammed

The Augusta-area rental market runs the standard PCS-season scam: a listing priced just a little too well, a "landlord" who's always traveling and can't show the unit in person, and pressure to wire a deposit or send gift cards before you've set foot inside. Never send money for anything you or someone you personally trust in the CSRA hasn't physically walked through, and cross-check any listing against the county tax assessor's site (Columbia, Richmond, or Aiken County depending on where you're looking) before you wire anything. On the buy side, Augusta is a genuinely affordable market by national standards -- Columbia County new construction starts in the mid-$200s and Evans/Grovetown rents commonly run $1,450-1,900 -- which means BAH tends to stretch further here than in a lot of assignments. A VA loan (zero down, no PMI) is the default move for most Fort Gordon families buying rather than renting, and it's worth a conversation with a VA-loan specialist before you start touring, not after you've fallen for a house.

Quick Question

Where are you at with housing near Fort Gordon?

Childcare

Register Today, Not When You Land

Fort Gordon runs three on-post Child Development Centers -- Main CDC, West CDC, and East CDC (the East location sits near the medical center) -- and Main CDC carries NAEYC accreditation. Register at MilitaryChildCare.com the moment you have orders, not after you land; capacity here runs tight like it does at every base, and the sooner you're in the system the sooner a seat opens. Off-post, the strongest named option in the research for this pass is Discovery Zone Kids, serving Evans/Grovetown/Martinez -- owned and directed by Jayshri Soni, a former certified science teacher with a master's degree and a track record of over 3,000 students tutored before she opened the center, and genuinely well-reviewed by parents rather than just present in a directory. That said, off-post childcare coverage for this base guide is thin right now -- one strongly-verified named center against a full-area need -- and needs a dedicated follow-up research pass rather than a padded list; see verify_flags. Don't wait on a single option: apply to Discovery Zone Kids and any other licensed center you find in parallel with your MilitaryChildCare.com application rather than waiting to see which comes through first.

Tapped 33 Craft Brewhouse

[NEEDS LINK -- could not verify: this session's WebSearch budget was exhausted before an official Tapped 33 website domain could be independently confirmed; do not guess a URL, find and verify the brewery's own site/social presence before publish.] VETERAN-OWNED. Navy veteran Robert Young -- stationed at Fort Gordon before his travels through Germany and the Czech Republic sparked his interest in brewing -- opened Augusta's first Black-owned brewery here. The name honors Augusta's spot on Earth's 33rd parallel and James Brown, born in Augusta in 1933. Try the "Good Googly Moogly" hazy IPA.

Off the Record

Stuff Nobody Tells You

I-20 and the Bobby Jones Expressway (I-520) are the two roads that back up hardest, and Gate 1 (McKenna, the main 24-hour visitor gate) sees real backups 6:30-7:30am -- budget extra time your first few weeks until you learn which lane actually moves. Remember this is an active, roughly $1.6 billion construction zone through 2028 (the Cyber Center of Excellence build-out alone runs about $934M) -- expect road closures and detours around post to shift without much warning, and don't be surprised if a route that worked last month doesn't this month. Weather: hot, humid summers, a genuinely beautiful (if short) spring during azalea and Masters season, mild winters where snow is rare but still manages to shut the city down when it happens, and a legendary pollen season every spring that catches new arrivals off guard -- yellow-dusted cars are not a sign anything is wrong. Spouse employment is a real strength here if you or your spouse holds a security clearance: NSA Georgia and its contractor ecosystem (CACI International, Raytheon Intelligence & Space, Booz Allen Hamilton, Peraton) cluster around the Georgia Cyber Center in downtown Augusta and actively hire military spouses. Without a clearance, Augusta University and AU Health System are the area's largest civilian employers, Textron Specialized Vehicles (E-Z-GO golf carts) has a major local plant, and the Savannah River Site (a DOE nuclear facility, about 40 minutes away) is a significant regional employer too. On healthcare: Eisenhower Army Medical Center is a 93-bed hospital with an ER, at 300 West Hospital Road -- it kept the Eisenhower name even after the base itself reverted to Fort Gordon in 2025, so don't let the mismatched names throw you. Care is competent but comes with the standard MTF complaints (pharmacy waits, referral friction) -- Augusta University Health System nearby is where most families end up for anything requiring a civilian referral. One more thing nobody puts in the brochure: Masters Week (the Augusta National golf tournament, held every April) genuinely transforms this city for about ten days -- traffic, prices, and even rental housing shift as some locals rent out their homes for serious money during tournament week. You can't just walk into Augusta National; badges are lottery-based. Plan around it rather than being surprised by it your first spring here.

Quick Answers

The questions people PCSing to Fort Gordon actually ask.

Both, depending on who you ask and when. It was Fort Gordon, renamed Fort Eisenhower in October 2023, then reverted back to Fort Gordon in June 2025 -- now honoring Medal of Honor recipient MSgt Gary I. Gordon of Black Hawk Down, not the Confederate general the original name referred to. Your orders most likely say Fort Gordon; either name gets you through the gate.

For most families it comes down to Columbia County schools: Evans is the popular, well-established default with a 20-30 minute commute; Grovetown gets you the same schools for less money and a shorter 10-15 minute drive. If commute matters more than school district, Augusta/Richmond County is the closest option at 15-20 minutes, but do your homework on the specific zoned school first.

Providence Family Homes (run by Balfour Beatty Communities) only has around 1,000 homes on post and that number is shrinking, not growing -- so don't count on getting one just by applying early. Reverify the current wait directly with Providence Family Homes (706-772-7041), and tour any unit in person before signing given Balfour Beatty's documented history of problems specifically at this base.

Genuinely, yes. NSA Georgia and its contractor ecosystem (CACI, Raytheon Intelligence & Space, Booz Allen Hamilton, Peraton) cluster around the Georgia Cyber Center in downtown Augusta and actively hire cleared military spouses -- this is one of the stronger spouse-employment assignments in the Army if you or your spouse holds a clearance.

Fort Gordon is in the middle of one of the largest active military construction programs in the continental U.S. -- roughly $1.6 billion overall, with the Cyber Center of Excellence campus alone running about $934 million, and it's expected to continue through 2028. Expect gate traffic, road closures, and construction noise as background noise for your whole tour, not a temporary inconvenience.

Yes, for about ten days every April. The Augusta National golf tournament transforms the whole city -- traffic gets worse, prices spike, and some locals rent out their houses for real money during tournament week. You can't just walk into Augusta National (badges are lottery-based), but plan your April accordingly regardless.

This page's deep-content sections come from VAB Base Guides research pipeline: "Fort Eisenhower-Gordon - Raw Research (FULL)" (Google Drive) + independent WebSearch verification pass, Aug 30 2026 (official base-housing, hospital, business, and school-district sites; visitaugusta.com's official veteran-owned-business roundup as a secondary confirmation source per the same standard migration 4176 already applied to Commander Coffee; Yelp/Tripadvisor/visitaugusta.com listings as tier-2/3 fallbacks per the handoff doc's link-priority order where an official site could not be confirmed). , last checked August 30, 2026.

A few things worth double-checking before you make a call:

  • Naming is genuinely in flux: Fort Gordon -> Fort Eisenhower (Oct 2023) -> reverted to Fort Gordon (June 2025). This page uses "Fort Eisenhower" as the lead name per this batch's editorial instruction while noting orders may say Fort Gordon -- reverify which name is officially current (and which the installation itself is using in its own materials) before publish, this has already flipped twice.
  • CORRECTION APPLIED: the raw research doc lists "Child Development Center East Daycare (Augusta)" as an off-post childcare option. WebSearch verification (Aug 30 2026: gordon.armymwr.com, niche.com, daycare.com) found this is actually Fort Gordon's own on-post East CDC (225 East Hospital Rd, Bldg 290) -- NOT a separate off-post business. It is represented once, as the on-post East CDC, below -- not double-counted. This leaves off-post childcare coverage at one confirmed named center (Discovery Zone Kids); needs a dedicated follow-up research pass.
  • CORRECTION APPLIED: the raw research doc calls Freedom Park School a "DoDEA K-8" school. WebSearch verification (Aug 30 2026: usnews.com, donorschoose.org, fortgordonhousing.com) found no DoDEA school exists on Fort Gordon -- Freedom Park (PreK-8, on-post) is run by the Richmond County School System. schools_intro above uses the corrected operator.
  • EXCLUDED AS CLOSED: River Watch Brewery, named in the raw research doc as "VETERAN + mother-daughter owned, Augusta's first brewery," closed permanently in April 2024 per WebSearch verification (WRDW, WJBF, Augusta CEO, AOL, Aug 30 2026) -- not seeded into military_base_local_favorites. If a reader specifically asks about it, direct them to Tapped 33 or Savannah River Brewing Co. (already seeded via 4176) instead.
  • Pine Tree Terrace's "completed late 2025" status in the raw research doc appears to undercount -- a joint Balfour Beatty/Fort Gordon event as recently as May 2026 celebrated the first new homes there as part of a $50M investment. on_post_housing_notes above reflects the more recent milestone; reverify current occupancy/availability status directly with Providence Family Homes (706-772-7041) before publish, this construction phase is still active.
  • CCoE/NSA Georgia cyber-workforce figures (9,800 people, 604,000 sq ft facility, ~$934M CCoE campus / ~$1.6B total construction program) are carried from the raw research doc (citing AJC and the Savannah District) and were not independently re-verified this session -- reverify current figures before publish.
  • 2026 BAH figures for Fort Gordon/Augusta were not sourced in the raw research doc and were not independently pulled from the current DFAS BAH calculator this session -- add and verify before publish.
  • Gate hours/operating status for Fort Gordon's gates (Gate 1/McKenna and others) were not verified this session beyond the raw research doc's claim of 24-hour operation at Gate 1 -- reverify current force-protection posture with Fort Gordon PAO before publish.
  • Tapped 33 Craft Brewhouse (confirmed veteran-owned -- Navy veteran Robert Young, Augusta's first Black-owned brewery) has no confirmed official website domain found before this session's WebSearch budget (200/200) was exhausted -- inserted into military_base_local_favorites with url = NULL and an inline [NEEDS LINK -- could not verify] flag; do not guess a tapped33-style domain without confirming it.
  • Ready Player One (confirmed veteran-owned per the visitaugusta.com roundup) has no confirmed official website found this session -- the visitaugusta.com listing page is used as a tier-2 fallback link per the handoff doc's priority order; find and confirm the venue's own site/social presence in a follow-up pass.
  • Dirty Boots Augusta and Tank N Taps are both listed on visitaugusta.com's official veteran-owned-business roundup, matching the confirmation standard migration 4176 already applied to Commander Coffee -- but neither has an additional independent source (an owner interview or VOSB record) confirming the claim beyond that roundup. Treat as confirmed-via-official-tourism-board-roundup, not confirmed-via-owner-statement; a stronger source would be worth finding in a follow-up pass.
  • Davidson Fine Arts Magnet School, A.R. Johnson Health Science & Engineering Magnet School, the Richmond County School System's own official site, Aiken County Public Schools' official site, and the Georgia Cyber Center's official site were named in schools_intro/insider_notes narrative prose but their URLs were NOT independently verified before this session's WebSearch budget (200/200) ran out. Individual Columbia County school pages beyond Cedar Ridge Elementary and Lakeside High (Greenbriar Middle, Grovetown Elementary, Riverside Middle, Evans High, Grovetown High) were also not individually verified -- ccboe.net (confirmed live) is the safe link to point readers to in the meantime.
  • Restaurant coverage (11 new rows + 1 existing from migration 4176 = 12) is below the template's 20-25 target. Confirmed veteran-owned coverage spans food/drink and entertainment (Alexander's Great BBQ, Wine & Dine, Laziza, Elemy's Bagels, Belair Donuts, Tank N Taps, Dirty Boots, Tapped 33, Dahman's Revenge, Ready Player One, plus the already-seeded Commander Coffee) but no Home & Auto, Professional Services, or Fitness veteran-owned business for the Fort Gordon/Augusta area was found or reachable before this session's WebSearch budget ran out. Needs a dedicated follow-up research pass -- the spec calls out contractors/gyms/auto shops/realtors/financial services specifically and none turned up this session.
  • NSA Georgia contractor employers (CACI International, Raytheon Intelligence & Space, Booz Allen Hamilton, Peraton) and other named employers (Textron Specialized Vehicles, Savannah River Site, Augusta University Health System) are carried from the raw research doc as narrative-only mentions in insider_notes (consistent with how 8733/JBSA treated USAA and the San Antonio cyber sector) -- not independently re-verified as current employers this session.
