The Base

Test Pilots, Engineers, and Everyone Between

NAS Patuxent River is Navy flight test, top to bottom. It's headquarters to Naval Air Systems Command (NAVAIR), the systems command that runs full life-cycle support — research, acquisition, test and evaluation, and in-service engineering — for every aircraft, weapon, and system Sailors and Marines fly. Naval Air Warfare Center Aircraft Division (NAWCAD) does the engineering underneath it, and Naval Test Wing Atlantic's squadrons — VX-1, VX-20, VX-23, HX-21, and VXS-1 — put the aircraft in the air.

The U.S. Naval Test Pilot School has trained Navy, Marine Corps, Army, Air Force, and allied test pilots and flight-test engineers here since 1945. Its graduates include nearly 100 astronauts — Wally Schirra, Alan Shepard, Jim Lovell, and John Glenn among them — which is about as close as this base gets to a marketing tagline it didn't have to invent.

That mission shapes who lives here. This is a base where more of your neighbors carry a contractor badge than a uniform, where California-Lexington Park has one of the highest concentrations of high-tech jobs of any small metro in the country, and where the surrounding economy — roughly three-quarters of St. Mary's County's — runs on the 17,000-plus people who work here every day.

Where You'll Actually Live

Pick Your Zip Code

Four real choices. A visible slice of St. Mary's County also commutes into DC/Northern Virginia — a commuter bus runs from California, MD — but for most incoming families, gate distance is what actually decides this.

Lexington Park

The base's front yard — literally minutes from the gates, with the county's deepest rental inventory and new townhome projects going up steps from the flight line. One of the fastest-growing micropolitan areas in the country over the last two decades, and it hasn't slowed down.

Commute: Minutes to the main gate — some housing sits close enough to walk

California, MD

Lexington Park's more settled neighbor, grown out of the same base-driven boom — newer subdivisions, the area's highest household incomes, and St. Mary's College of Maryland and the University System of Maryland's Southern Maryland campus both close by. Still minutes from the gate, priced for it.

Commute: A few miles to base — among the shortest commutes on this list

Solomons

Cross the Governor Thomas Johnson Bridge into Calvert County and it's a different world — a marina-and-waterfront town built on the old oyster trade, now home to the Calvert Marine Museum and a boardwalk full of retirees and weekenders. Scenic, quiet, and not for anyone who hates bridge traffic.

Commute: Across the Patuxent via the Thomas Johnson Bridge (MD-4) — a real commute, traffic-dependent

Leonardtown

St. Mary's County's historic seat — a walkable 1708 courthouse town and Southern Maryland's only state-designated Arts & Entertainment District. Small-town scale, restored storefronts, and an actual Main Street instead of a strip mall.

Commute: Well under 15 miles via Route 235/245 — close without sitting on the flight line

The Playbook

Your First 30 Days

01
Lock housing before you land

Rentals near Lexington Park and California move fast — this county has been growing for two decades straight. A VA loan preapproval costs nothing and strengthens every offer.

02
In-process + DEERS same week

Knock out in-processing, DEERS updates, and TRICARE region transfer in week one — everything downstream (CDC waitlists, referrals) keys off it.

03
Register with the county schools

St. Mary's County Public Schools runs a single district across the whole base community — unlike posts split across county lines, there's no district-shopping. Register as soon as you have an address.

04
Decide how far you're willing to commute

Every zip code above trades commute for character — minutes from the gate in Lexington Park and California, a bridge crossing to Solomons, a highway drive to Leonardtown. Settle that trade-off before you sign anything.

Settle Into Southern Maryland With Keys in Hand

Zero-down VA loans for eligible buyers, all 50 states from day one, and Personal Bankers who know the St. Mary's County market. Start before you out-process.
