Where to Actually Live
Hunt Military Communities runs privatized family housing here (Housing Service Center 847-688-3440, leasing 847-999-6228) -- roughly 1,460 homes, 2-5BR, across what's left of six named neighborhoods. Forrestal Village is the workhorse: heavily junior enlisted, NEX Mini Mart and gas station, MWR Youth Center, MWR CDC, and Forrestal Elementary School (the new $57M DoD-funded K-3 school, opened Aug 2026, right in the neighborhood) all inside the community, plus free lawn mowing. Nimitz Village and Fort Sheridan sit off the installation fenceline but are still Hunt-managed family housing within a 20-minute drive of the gate -- Fort Sheridan in particular is the waterfront pick (Highland Park Township, Lake Michigan hiking trails, no NEX on-site but families love the setting). Glenview, on base, is a single 2BR/1.5BA townhome floorplan (~960 sq ft) open to all ranks E1-O10. Waitlists fill fast May-August, PCS season; call the Housing Service Center as soon as you have orders, don't wait to land. HALSEY VILLAGE IS NOT AN OPTION -- ignore any guide, including older versions of this one, that lists it as available on-post housing. It earned the nickname "zombie village" for a reason: dozens of its 352 duplexes were condemned and fenced off going back to 2008, every remaining resident was relocated to Forrestal or Nimitz between Aug 2024 and Feb 2025, and the Navy and City of North Chicago broke ground in Jul 2026 on demolishing all 351 vacant units for future redevelopment. It'll be years before anything is built there.
The workhorse Hunt Military Communities neighborhood and the closest thing to a self-contained on-post community here -- NEX Mini Mart and gas station, MWR Youth Center, MWR Child Development Center, and the brand-new Forrestal Elementary School (opened Aug 2026, K-3, built with $57M in DoD funding) are all inside the neighborhood itself. Heavily junior enlisted. Free lawn mowing is a real perk when you're working RTC hours.
Single-family homes, townhomes, and duplex designs a few minutes from the gate, connected by walking paths to a central park, pavilion, and baseball field. Skews senior enlisted and officer. Every home gets an attached one-car garage.
The waterfront pick, and it's not close. A historic Highland Park Township community on 640 acres of prime Lake Michigan real estate with its own beach access, hiking trails, and forest preserves within walking distance, restricted to military only. Newer-construction 3-4BR duplexes and single-family homes with attached two-car garages. No NEX on-site, but families who land here rarely care.
The one true on-base floorplan left in the rotation: a 960 sq ft, 2BR/1.5BA townhome with an attached garage, French doors to a private patio, and a playground/community center for the neighborhood. Open to every rank, E1 through O10 and warrant officers, which makes it the most flexible option on the list.

The cheapest option and the closest, 5-10 minutes from the gate, but it's cheap for a reason. CUSD 187 is the area's weak spot for schools, though the brand-new Forrestal Elementary (built with DoD funding, inside Forrestal Village) is changing that story for the youngest kids specifically. Fine for a short tour or if school district isn't your top priority; look harder before committing an older kid here for a full tour.
The big one -- population ~94,000, genuinely affordable, and underrated for its lakefront and the restored 1920s Genesee Theatre downtown. CUSD 60 is lower-rated like North Chicago's district. The Metra UP-N line's North Chicago station gets you to downtown Chicago (Ogilvie) in roughly an hour if you want the city job market without living in it.
The family favorite, and it earns that label -- newer construction, Six Flags Great America practically in the backyard, and it feeds Warren Township High School District 121, the single most common high school for permanent-party families here. Also the restaurant/retail hub for the whole area (Gurnee Mills, most of the chain and local dining on this page). The "just right" pick for most families who don't need Lake Forest money or North Chicago cheap.
Consistently the most-recommended pick in local PCS guides, and the military density backs that up -- your kid won't be the only one who's moved schools mid-year. Mix of newer and established housing, District 46 feeding Grayslake North or Grayslake Central, both well-regarded.
Upscale and it shows in the price, but District 70 feeding Libertyville High School District 128 is genuinely top-rated, and downtown Libertyville's restaurant scene (Mickey Finn's, Casa Bonita, Milwalky Trace) is the best sit-down variety on this whole list. Pricier than Gurnee or Grayslake -- most families who land here decide it's worth it for the schools.
North Shore money, and the gold standard locally for schools -- District 67 elementary and District 115 high school are among Illinois' highest performers, full stop. A Metra station in town makes Chicago genuinely commutable without living there. The closest "great schools plus short commute" combination on this list, if the price works for your BAH.
Lake Forest's smaller, quieter neighbor, sharing the same excellent District 67/115 school pull with a bit more small-town feel and a Metra station of its own. Worth cross-shopping against Lake Forest proper if you want the same schools at slightly less North Shore intensity.
The space-and-lake-views pick, further out but with noticeably more property for the money. A real option if you want acreage or actual lake frontage and don't mind the longer commute.

Run the actual property tax rate for any address before you fall in love with a house, not just the sticker rent-vs-buy comparison. If you're rated 70%+ disabled, Illinois' Standard Homestead Exemption for Veterans with Disabilities gives a full exemption on the first $250,000 of assessed value -- file for it, it's real money. On the rental-scam side, PCS season brings the usual playbook to Facebook Marketplace and Craigslist listings for Grayslake/Gurnee/Libertyville: a too-good rent, a landlord who's "traveling" and wants a wire transfer or gift cards before you've seen the place in person, and photos that don't match the county property record.
