If you've been watching mortgage rates lately, you've probably noticed they're not exactly cooperating with anyone's holiday shopping plans. The 30-year fixed rate hit 6.51% this week, up 0.15% from last week and 0.28% over the past month.

The 15-year fixed rate followed suit, climbing to 5.85% — also up about a quarter-point from a month ago. While these rates are still lower than we saw a year ago (down 0.38% and 0.18% respectively), the recent upward trend is worth noting.

What's Pushing Rates Higher?

The 10-year Treasury yield is holding steady at 4.57%, which typically anchors mortgage rate movements. When Treasury rates stay put but mortgage rates climb, it usually means:

  • Lenders are getting more cautious about risk
  • Market demand for mortgage-backed securities is cooling
  • Economic uncertainty is creeping into pricing

Meanwhile, the stock market is having a decent week, with the S&P 500 up 0.37% and the Dow gaining 0.58%. When stocks perform well, it can pull investment dollars away from bonds, which indirectly pushes mortgage rates up.
