All three run through the same loan and build process.

For VA-eligible buyers, a VA one-time-close construction loan funds the land (if you need it), the build, and your permanent mortgage in a single closing — 0% down, no reserve requirements, and closing costs covered (any unspent amount is rebated to you). Non-veteran buyers build through The Patriot Alliance brand with FHA (~3.5% down) or conventional (~5% down) options.

It's a starting estimate — the plan's square footage times its price-per-square-foot, plus standard build markup — meant to help you compare plans while you browse. It is not your final contract price. Before you sign anything, the Custom Home Team gives you one detailed, itemized quote covering scope of work, materials, and warranty terms.

Roughly 3 to 6 months of on-site construction once your loan closes, following pre-qualification (1–2 weeks) and financing/contract (1–3 weeks). Built indoors on an assembly line, your home isn't exposed to the weather delays that stretch a typical site-built timeline past 12 months.

All 50 states except California (permitting can run ~2 years), New York (regulatory complexity), and Alaska/Hawaii (shipping logistics). Florida is fully included, served by a dedicated factory built to hurricane and wind-load requirements.
